Block 100 Capitol Point Condominiums
Block 100 in Downtown Madison is a unique triangular block formed by N. Hamilton, E. Mifflin and Webster Streets. The block’s exposure to three public streets and the steep topography along Webster between E. Miffilin and N. Hamilton - an approximate 20-foot grade difference - make this site especially attractive for owner-occupied housing in a new mixed-use neighborhood only one block off Capitol Square.
The site’s special topography will allow for three levels of structured parking, each with its own access to a public street without internal ramping for a total of 93 garage spaces, including 12 tandem (2-car) stalls.
Block 100 Condominiums include 65 residential units ranging from 1,000 to 5,000 sq. ft on the 11 stories above three levels of underground parking. Two commercial units (1,750 sq.ft. total) fronting on E. Mifflin and the Hamilton/Webster intersection will also be part of the condominium.
The 60 units on the first nine residential levels of the building will have 10 unique floor plans ranging from one to three bedrooms, all engineered for acoustical privacy, nine to ten foot ceilings, oversized windows with views of the Capitol Square and Lake Mendota, private balconies and numerous options for custom finishes. The upper two levels of the building will have five additional two level units which will be marketed to prospective buyers as a “shell” to allow for complete customization of the interior spaces and development of private rooftop terraces.
The total square footage of the building is approximately 145,000. The project cost is approximately $19.5 million. GRAEF provided structural and site/civil design and consulting engineering for the project.
